Desperate vendors need to offload their real estate quickly so they will sell their real estate for well under market value.Desperate Vendor #1 - DivorcedIts a sad fact that many people are getting divorced these days, and through divorces, most couples will need to sell their real estate in order to split the assets between the divorcing couple. Most people who are divorcing want to sell their property quickly, and so will normally sell below market value in order for them to get a quick sale.Desperate Vendor #2 - DeathWhen people pass away, they often leave their properties to a group of people - like their children. When this happens, many groups will want to sell the property as this is the easiest way to divide the asset up. Most groups will want to sell their real estate quickly and will settle for under market value.Desperate Vendor #3 - DummiesIm still astounded by the fact that there are still many people out there that do not know what their real estate is worth when they sell. Many vendors dont see the potential in their property and so ask for less because they think their property doesnt look as good as the others in the street or that it needs a lot of work. If you understand the ways to add value to a property for not a lot of money, you can see properties with a different perspective. Because you are a savvy investor and understand the market in the area, you know that the property is worth more. So its possible to pick up a property sold by a dummy for below market value.Desperate Vendor #4 - DevelopersNow this vendor category might surprise you as you may be thinking, why would a developer be desperate to sell and why would they sell under market value. Well there are many different kinds of developers out there and not all of them are as experienced as the next. Some developers dont know how to budget in all the required costs of developing a property. Other developers might not be able to get the best kind of finance and so their banks are starting to push them for repayments which they cant afford unless they sell some of the units within a property. Some developers just need to get some sales down so that they can advertise that a certain percentage of their development has been sold. All these cases spell a desperate vendor who needs to sell a property quickly and you benefit by purchasing it under market value.Desperate Vendor #5 - DeadlinesThese are vendors that need to sell because of an impending deadline. It might be that the vendor is moving overseas because of a job they have accepted, or that the vendor has already committed to purchase another property and they need to sell their existing one to finance the new purchase. In these cases, you will find a desperate vendor who is generally quite flexible on their selling price and thus you can pick up a hot deal under market value.Desperate Vendor #6 - D’BankD’Bank (the bank) becomes a desperate vendor when a mortgagee defaults on their mortgage payment and the bank forecloses on the mortgagee. In order to recoup some of their money back on the loan and to save on the cost of maintaining a property, the bank puts up the property for auction. In the majority of cases, these properties are sold well below market value. This is known as seized property or foreclosures. Its well known that you can purchase foreclosed or seized properties for up to 90% off market value.How to Find Desperate Vendors And Hot Real Estate DealsThe big question is, how do you find these desperate vendors and thus score these hot deals. Here are some ways:1. Scour all the places that list real estate properties for sale. Look for words in their ads like urgent, desperate, heavily reduced, well below valuation, vendor moving overseas, vendor has already bought, vendor looking for quick sale, deceased estate. Chances are these are desperate vendors who will be willing to be quite flexible on their price.2. Keep up with the ads in an area that you are focusing on if you notice properties that have been listed for a few months, then you should be able to find a vendor who is tired and a bit more open to your offers.3. Make good friends with real estate agents and let them know that you are a professional property investor. The agents often know about deals before they are advertised and if they know you are ready to pounce on a good deal, they will want to beat other agents;4. Work with real estate agents that are investors themselves and keep in touch with them. If they know that you are serious and will act quickly they will keep you informed about any good deals that are coming;5. You can drive by properties that look a bit run down and not well taken care of. Either knock on the door or use council records to locate the owner. Give them a call and make an offer. Youll be surprised at how many vendors would be open to a serious authentic offer by a willing buyer.6. Subscribe to the many real estate listing sites on the internet. Most of them allow you to customise what you are looking for - search on keywords like urgent, desperate, vendor has already bought, deceased estate

After all, why pay premium prices for LCD flat screen TVs, an iPod, a digital camera, or a cell phone when you can get hot deals at a fraction of the cost? While it’s true that the prices for all home electronics are trending downward, it pays to shop around for the best possible prices before you make a purchase.
LCD Flat Screen TVs: Although LCD flat screen TVs for home entertainment systems are massive and relatively expensive, portable LCD flat screen TVs are ultimately affordable - especially when you can find hot deals and discount prices. For example, a seven-inch LCD flat screen TV with a full channel VHF/UHF receiver, built-in speakers, 1440 x 234 resolution and an active matrix display, a detachable and mountable stand, and A/V input jacks might list for $249.99. You can, however, find it for $144.29, a savings of over 42 percent.
iPod: Every family needs at least one iPod, and although the iPod Shuffle lists for $179.99, there are places where you can get hot deals and purchase an iPod shuffle for $109.43, or a discount of 39 percent. Likewise, you can save over 27 percent on an iPod Nano, and pay only $289.77. If you’re willing to buy a refurbished model, you can get it even cheaper.
Digital Camera: Let’s face it: film cameras are so twentieth century. There’s no need to bother with bulky camera equipment and film and developing costs when you can snap all the pictures you want with a digital camera. And, there’s truly a digital camera for every budget, with prices ranging from $100 to $10,000 and more. But when you look for hot deals, you can get a lot more camera for your money. If your budget is $150, for example, you can probably find a digital camera that retails for $299, but that is discounted almost 50 percent. Again, if you are willing to buy a refurbished digital camera, the savings can be even greater.
Cell Phone: Everyone in the family needs a cell phone, so it only makes sense to look for hot deals on cell phones. If you buy every family member the same cell phone (or the same cell phone in a variety of colors), you can usually find a calling plan that is extremely cost effective.
There’s no question that hot deals on home electronics - and even electronics that double as a car accessory - are out there. Your best bet is to look for an online discount source. Because online stores don’t have to pay the overhead that brick-and-mortar stores have to pay, they usually offer lower prices. Online stores also move a lot of inventory, so their hot deals usually surpass those of even the electronics megastores. Always comparison shop, but remember that for the best hot deals, let your mouse do the clicking.

Apple now has Rhapsody as an app, which is a great start, but it is currently hampered by the inability to store locally on your iPod, and has a dismal 64kbps bit rate. If this changes, then it will somewhat negate this advantage for the Zune, but the 10 songs per month will still be a big plus in Zune Pass’ favor.

Another beautiful mountain and sea areas is Sai Kung, there’s a Seafood Street where you can handpick life seafood, have the restaurant cook them any way you like and enjoy in front of the sea. If you’re into the nature, there’s a beautiful Maclehose Trail that stretches from Sai Kung, in the eastern side of the New Territories all the way to the west. The entire trail takes more than 10 days to walk, you’ve to know where the exits are if you dont plan to finish the whole trail, it’s free to enter and exit, just bring enough water and a mobile, and do not go there at night time, just in case, there may be some illegal immigrants hiding in the bushes. There’re some small but beautiful beaches in Sai Kung, many big and mini buses go there.

It has the cheapest rate in town, around US$50 per night, however there’s no road that connects to Silvermine Bay from the Airport. You’ve to take the shuttle bus or MTR to Central then catch a ferry from the Central Pier right outside IFC Building. The ferry trip takes about 20 minutes, a very nice ride if you like the sea and not in a rush.

How much do I need to live in Bangkok per month on average?
